Metal roofing — when it makes sense

Choose metal roofing if any of these apply to you: you received an insurance non-renewal letter, your property is in or near a Very High Fire Hazard Severity Zone (VHFHSZ), your existing roof is 18+ years old, you plan to install solar panels, you are rebuilding after the Palisades or Eaton fires, or you simply want to make one roof decision that lasts 50 years. Standing seam, stone-coated steel, aluminum, and copper all qualify as Class A fire-rated; the choice between them depends on architecture, budget, and HOA constraints.

Seamless gutters — when it makes sense

Choose seamless gutter installation if your existing gutters are damaged, undersized for LA storm volume (most older 5-inch K-style gutters are), leaking at joints, or simply at end of life. Replacing gutters alone makes sense at any roof age; doing both roof and gutters together saves on labor mobilization if you are within 5 years of needing a new roof anyway.

Gutter guards — when it makes sense

Choose gutter guards if your property is in VHFHSZ (CRC R337.5.4 requires ember-resistant gutter protection), if you have heavy debris-shedding trees on your lot (eucalyptus, palm, jacaranda, oak), if you are tired of seasonal gutter cleaning, or if you are upgrading to copper or premium aluminum gutters and want to protect the investment. Stainless steel micro-mesh is the standard for fire-zone homes.
